United Way Worldwide (“UWW”) constructed its headquarters building in 1981, comprised of a five-story office building and two-story annex housing a reception area, a large boardroom, a photographic studio and additional office space. Since being constructed, there had been little done to the building except routine maintenance. The Bill and Melinda Gates Foundation provided partial funding, but more funding was needed to begin renovation and construction. JM Zell assisted UWW in funding efforts including obtaining bank financing, allowing the project to proceed. UWW retained JM Zell to oversee the renovation and construction of converting the two-story annex into a new state-of-the-art learning center with an auditorium, classrooms and an archives area.
The project was completed in three stages over sixteen months while staff remained in the building. A carefully orchestrated swing space program was undertaken to minimize operational disruptions and expense. The improvements were built to LEED standards and included new interior office fit-out, window replacement, full mechanical, plumbing, and electrical infrastructure replacement and upgrades, elevator modernization and other updating of building common areas. JM Zell completed the project on time and within budget. The project allowed UWW to consolidate its operations, freeing up one floor which was subsequently leased to a third-party, generating income to offset overhead costs.
